Creating a Special Assessment
Use a special assessment for a one-time charge that falls outside your regular dues — a repair, a shared expense, or anything else that doesn't apply to every unit equally. Unlike regular dues, a special assessment is created once, only for the units you choose.
Description and due date
The Description is what homeowners will see on their invoice and receipt — something clear like "Private Road Repair" or "2026 Roof Reserve Contribution." The Due date doesn't charge anyone automatically; homeowners pay through their own payment link, and you can follow up with reminders as the date approaches.
Default amount and charge type
The Default amount per unit applies to every unit you select below — you can adjust individual units afterward if some should pay more or less, for example a shared driveway repair that only affects certain homes. Charge type is just a label for your own recordkeeping; it doesn't change how the charge works.
Choosing units
Use Select all units if this assessment applies to everyone, or search and check only the units it applies to. Checking a unit fills in the default amount automatically — type a different number into that unit's own field to override it just for them. Unchecking a unit clears its amount.
The running total at the bottom ("X of Y units selected · Total") updates live as you go, so you always know exactly what you're about to charge before you submit.
