Understanding Your HOA Overview

The Overview tab is the first thing you see in HOA Tools. It is not a fixed page — what shows up changes with what is actually happening in your association, so the most important things are always at the top instead of a wall of empty boxes.

If you have units but no contacts

When your units are set up but nobody has been added to contact yet, a notice at the top says so: without contacts, notices, ballots and dues reminders can't reach anyone. Its Import contacts button takes you straight to the importer — one spreadsheet with names, emails and each home's unit number or street address is enough to create the contacts and attach them to their units (see Importing Contacts with Units and Addresses).

Cards that need your attention

A tool with something that genuinely needs you — an election closing within a week, overdue violations, ARC requests waiting past their review window, units with no contact — gets a full-width card at the top with the details. Once it's handled, the card shrinks back into a short line under At a glance.

Community Reach

Answers one question: if you emailed your community today, which units would hear from you? The chart splits your units into reachable by email, a contact with no usable email, and no contact at all. Below it you'll see how many units have a billing contact and how many residents have signed in to the app.

At a glance

A short, prioritized checklist of each tool's status, most urgent first — for example "3 units have no contact info", or the resident app not turned on yet. Each line links to the place to fix it. When everything is in order it simply says All caught up; if there are more lines than fit, use Show more.

Coming up and Communication

  • Coming up — the next 60 days from your OrgPlanner: meetings, deadlines, elections and events. Click Open planner for the full calendar.
  • Communication — how many messages went to your community in the last 30 days, when the last one went out, and the next one scheduled, with a shortcut to write a message.

Cards for tools you haven't set up yet — such as a Set up Dues card — appear alongside these as a gentle nudge.

Reading the charts

Where a tool has meaningful numbers — Units' assigned-versus-unassigned split, Violations, Community Reach, or Dues' collected-versus-outstanding trend — a small chart appears with the summary. They're for a quick look; open the tool itself for the details.

Tools you do not see

If a tool is missing entirely, it usually means one of two things: it needs a plan upgrade (for example, Dues and ARC require at least a Starter plan), or it depends on something set up first, like defining your units. Opening that tool from the tabs at the top tells you exactly what's needed.
