Understanding Your HOA Overview

The Overview tab is the first thing you see in HOA Tools. It is not a fixed page — what shows up here changes based on what is actually happening in your association, so you always see what matters most right now instead of a wall of empty boxes.

Why the layout changes

Each tool — Units, Elections, ARC, Violations, Dues — gets its own space here, but how much space depends on what is going on in your association right now:

  • A tool with something that genuinely needs your attention gets a large, prominent card, sometimes at the very top of the page.
  • A tool that is set up and working normally gets a smaller card with a quick summary.
  • A tool that has not been used yet, or does not need any action from you, is tucked into Quick Links at the bottom instead of taking up a full card.

So do not expect the layout to stay the same visit to visit — an election in its final days might take over the top of the page, then shrink back down to a quiet summary once it closes. The page is always showing you what matters most today, not a fixed set of boxes.

Reading the charts

Where a tool has meaningful numbers to show — like Units' assigned-versus-unassigned breakdown, or Dues' collected-versus-outstanding trend — a small chart appears alongside the summary. These are meant for a quick glance, not for digging into details; click into the tool itself for the full picture.

Quick Links

Tools that are running smoothly, or that you have not started using yet, show up as a simple line in the Quick Links card rather than a full card of their own — so they are still one click away without crowding out what actually needs your attention.

Tools you do not see

If a tool is missing entirely, it usually means one of two things: it needs a plan upgrade to use (for example, Dues and ARC require at least a Starter plan), or it depends on something being set up first, like defining your units. Visiting that tool directly, from the tabs at the top, will tell you exactly what is needed.
