Dues Schedule & Late Fees

This is where you set up your regular, recurring dues — the amount every homeowner pays, and how often — along with an optional late fee for payments that come in past the grace period.

Regular dues

  • Dues amount — the standard amount charged to each unit. You can change this anytime; it never affects dues that have already gone out, only future ones.
  • How often — monthly, quarterly, or annually.
  • Due day — the day of the month dues are due.
  • Grace period — how many days after the due date before a charge is considered late.

Late fees

By default, no late fee is charged — late payments simply stay open until paid. If you want to add one, choose a Late fee rule:

  • Flat amount — a fixed dollar amount
  • Percentage of charge — a percentage of what's owed
  • Greater of flat amount or percentage — whichever comes out higher

Formtabulous doesn't set a default late fee for you — state and local rules vary, and your governing documents may set specific limits. Use the Basis for this rule field to note where your amount comes from, such as a CC&Rs section or a board resolution, so future board members understand why it was chosen.

Tip: A late fee is never applied while a unit is still within its grace period, and it's automatically held back while an autopay retry is still in progress or a homeowner has an active payment claim — so a payment that's genuinely in transit won't be penalized.
